by party b. 八、争议的解决： arbitration: 凡执行本合同或与本合同有关的争议，由双方友好协商解决；协商不成, 提请中国有关经济合同仲裁机构调解；调解不成，提请中国有关经济合同仲裁机构仲裁。 in the case of disputes arising over this agreement, the two parties should 2、因乙方保管不当或不合理使用，致使该房屋及其附属物品、设备设施发生损坏或故障的，乙方应负责维修或承担赔偿责任。 第五条转租 乙方转租需事先征得甲方书面同意，方可在租赁期内将该房屋部分或全部转租给他人，并就转租人的租赁行为向甲方承担责任。 第六条合同解除 (一)经甲乙双方协商一致，可以解除本合同。 (二)乙方有下列情形之一，甲方有权要求乙方支付一个月房租做为违约金并单方解除合同，收回该房屋： 1、不按照约定支付租金达15日的; 2、保管不当或不合理使用导致附属物品、设备设施损坏并拒不赔偿的; 3、利用该房屋从事违法活动、损害公共利益或者妨碍他人正常工作、生活的; 4、其他违反物业管理规定的行为; 5、改变房屋使用性质的。 第七条 乙方可对承租房屋进行装修，在不破坏建筑主体结构的前提下，甲方同意乙方对房屋进行整合改造。但不得违反物业管理公司的相关规定，也不得侵害任意第三人的合法权益。租赁期满，装修残值按以下第种方式处理： 1、乙方拆除装修，将房屋恢复原状后交还甲方。 2、乙方不拆除装修，装修残值归甲方所有。 3、乙方不拆除装修，甲方补偿乙方装修残值款后，装修残值归甲方所有。 乙方违反甲方意愿或违反物业管理公司相关规定进行装修的，除应承担由此产生的一切损害赔偿责任外，甲方可以不退乙方保证金，并有权要求乙方将房屋恢复原样，终止本合同。 本合同所指“物业管理公司的相关规定”包括但不限于甲方与物业管理公司签订的《前期物业服务合同》、《临时业主规约》、《装修管理手册》及其它规范性文件。 第八条违约责任 1、租赁期内，甲方在乙方无违约的情况下单方面解除合同，甲方应双倍向乙方返还保证金并赔偿乙方的装修损失(合理折旧后)。 2、租赁期内，乙方在甲方无违约的情况下单方解除本合同，甲方不退还乙方保证金。 3、乙方应按时向甲方缴纳租金，每逾期一天，乙方按月租金的千分之三向甲方支付违约金。 第九条合同争议的解决办法
